This three-month internship is a hands-on, professional immersion designed for individuals who intend to pursue commercial real estate as a career, not as a short-term academic exercise. Interns are embedded in active advisory work and granted access to the same training frameworks, systems, and expectations used by practicing commercial advisors.

The program is structured as a pre-career pipeline. Interns are expected to operate with professionalism, accountability, and initiative within an independent contractor environment that mirrors the realities of long-term commercial real estate practice.

Training Access and Professional Development
Interns receive access to the same core training made available to the firm’s junior professionals, including:

• SVN systems for growth, focused on the tools, processes, and operating discipline required to function effectively in a commercial advisory environment.
  
• Commercial asset class training covering office, retail, industrial, multifamily, and hospitality properties, with emphasis on how each asset type behaves, is evaluated, and is positioned in the market.
• Center of influence fundamentals, including how professional relationships are developed, maintained, and leveraged over time in a commercial context.
• Comparable sales and market analysis training, with practical application to valuation support, underwriting logic, and deal positioning.
• Lipsey Training and market insight exposure, providing industry-standard frameworks alongside local and regional market interpretation.
• Pitch and proposal development, focused on clear communication, professional presentation, and confidence in front of clients and stakeholders.
  

In addition to industry-standard training, interns receive proprietary instruction delivered directly by the Managing Broker. This training draws from decades of transaction experience, advisory work, and educator-level mastery of commercial real estate math, deal structure, and decision analysis. The emphasis is on clarity, disciplined thinking, and real-world application rather than theory or scripted sales techniques.

Licensing and Independent Contractor Structure
Holding an active real estate license is strongly preferred and, whenever possible, expected. The internship is designed to prepare participants for immediate transition into licensed, income-producing roles. Candidates who are not yet licensed should be actively pursuing licensure or prepared to do so promptly.

All interns operate under the firm’s independent contractor model, which is central to the firm’s culture and operating philosophy. This structure requires personal accountability for taxes, licensing, dues, scheduling, and professional conduct and provides an accurate preview of long-term commercial real estate practice.

Compensation and Academic Credit
Compensation, when applicable, may include a stipend tied to participation and completion of required activities, as well as potential commission exposure for licensed interns assisting on transactions, subject to firm policy and regulatory requirements.

The firm is willing to coordinate with colleges and universities to support academic credit for the internship. Interns are solely responsible for initiating and completing all academic approval requirements well in advance of the internship start date. Academic credit arrangements do not modify the professional standards, expectations, or independent contractor structure of the program.
